Our Approach

Karl Gustavson Architect Inc. is an established firm with decades of experience, and is fully able to see projects through from start to completion. Our services include programming, master planning/site planning, design development, community consultation, construction documentation, approvals, construction procurement, and oversight of construction.

1.Master Planning Schematic Design

At the outset of each project we listen carefully to the client’s vision of their project. From this vision we develop a master plan that represents the best possible solution on the site. We analyze such critical elements as views, privacy, natural light and budgets. If we are brought into the process early we will conduct a site feasibility study prior to a client making a commitment on purchasing the property.

Generating alternative design solutions is critical to our approach to insure the client achieves the highest and best use.

Conserving materials and resources is very important considering as much as 40% of the world’s raw materials are used in buildings. Through Karl’s LEED certification he is able to advise on green building issues so that the client can make informed choices.

We work for many different types of clients, always in diverse settings. Therefore, the appearance of our architecture varies widely to reflect the vision of the client and location.

2.Design Development

To give life to the design and help the client fully understand the dream we use a variety of mediums. Although we rely on the computer to manage a variety of project sizes and complexities, it is models and hand renderings that have proven to be most beneficial for the client and approving authorities.

We work with a variety of specialty consultants including structural engineers, landscape architects, interior designers, and environmental consultants to ensure a comprehensive approach to the design. Generating alternative design solutions is critical to our approach to ensure the client achieves the best use for their objectives.

For projects that require variances, development permits, or re-zoning we have a depth of experience in presenting and marketing our designs to the differing jurisdictional agencies. We bring to our clients the range of service that is required for success.

3.Construction Documents

We have developed a strong reputation for producing a thorough and concise set of drawings. This has proved beneficial in terms of speedy permit approvals, better pricing information from the contractor, and expedited construction schedules.

4.Bidding & Negotiating

We have a variety of contractors that we have worked with successfully in the past. It is our belief that the contractor has to be selected carefully to suit the type and budget of the job that is being undertaken.

5.Construction Administration

Poor construction administration can result in extended schedules and increased cost. We have a long history of working successfully with contractors and their suppliers to ensure effective project delivery.

Design Excellence, Community Consultation

KGA focuses on design excellence. The firm has recent and applicable experience in sustainable building practices and community consultation, with projects such as Britannia Lodge Victoria Drive – 1020 Victoria Drive – (Class A Heritage Designation) and Dundarave Village Point – 2388 Marine Drive – (Built Green Gold certified sustainable designation).

We have many successful buildings in our portfolio, the ability and experience to deliver projects, a well established core team that has worked together for years, and working relationships with other required consultants. Karl Gustavson is the team leader, ensuring that public consultation and team meetings are productive, and that all key players in the process, including Council, planning staff, neighbours, and consultants, are effectively folded into the design process.

As KGA has evolved and matured, we have been involved more and more in projects that require an immense amount of patience and understanding. This not only has to do with the practical issues of programming and approvals through regulatory boards, but also with the specific needs of the local community. Through his long-standing involvement with the AIBC Architect Selection and Collaboration Committee, AIBC Design Panel Committee, AIBC Practice Board, AIBC Oral Examiner, RAIC BC Chapter, and ongoing participation on community boards/committees, Karl is able to provide this well balanced approach.
